DIGITAL-FORWARD TITLE & SETTLEMENT PARTNERSHIPS

Nobody wants a title company.

They want what it can do for their business.

You probably didn’t wake up thinking about building a title company today.

You are likely thinking about customer experience, economics, technology, growth, and the capabilities you want inside your business.

Title and settlement should be one of them.

See How It Works

Interactive illustration: Vendor Approach vs. Your Own Title Agency

The vendor approach shows five unlabeled service touchpoints with multiple handoffs. Your own title agency brings documents, status and scheduling beneath your brand, with one consistent customer experience, clear next steps and integrated handoffs from contract through closing, operated with Conecta.

Industries where title and settlement can become a strategic capability

Homebuilders; Mortgage Lenders & Servicers; Real Estate Agencies; Investors; Relocation Companies.

AROUND YOUR BUSINESS

Homebuilders

  • The challenge: Closing delays, last-minute changes, and handoffs after the sale can erode the experience you worked to create.
  • The opportunity: Connect title economics and closing delivery to your sales process, construction schedule, and customer promise.
  • Question: Can we keep effective lender and settlement relationships?
  • Answer: Yes. The operating design can preserve selected providers and define how they work with the title agency.

Mortgage Lenders & Servicers

  • The challenge: Distributed providers, uneven status visibility, and borrower handoffs make consistency harder across markets.
  • The opportunity: Align title and settlement workflows with origination, refinance, and applicable servicing transactions.
  • Question: Does every market need the same closing model?
  • Answer: No. Scope, provider roles, and digital-closing options can vary by transaction and market.

Real Estate Agencies

  • The challenge: Your client may judge the entire transaction by a closing experience delivered outside your business.
  • The opportunity: Bring clearer service expectations, title participation, and communication into the client journey.
  • Question: Can clients choose another settlement provider?
  • Answer: Yes. The structure preserves consumer choice and uses applicable affiliated-business disclosures.

Investors

  • The challenge: Repeat acquisitions and dispositions can multiply title exceptions, provider handoffs, and inconsistent reporting.
  • The opportunity: Build repeatable workflows and operating visibility around your assets, markets, and transaction pace.
  • Question: Can the scope cover both acquisitions and dispositions?
  • Answer: The design can address both, with the services and responsibilities defined for each transaction type.

Relocation Companies

  • The challenge: Moves across markets create tight deadlines and complicated coordination for employees, employers, and providers.
  • The opportunity: Connect title and settlement activity to the relocation timetable and a more consistent employee experience.
  • Question: Can the model work with an existing provider network?
  • Answer: Yes. Selected providers can remain, with clearer handoffs, service expectations, and reporting.

WHY IT MATTERS

One capability. Three ways to create value.

  • 01. Customer Experience: Shape more of the customer journey through closing.
  • 02. Economics: Participate more directly in the value created by the closings your business already generates.
  • 03. Capability: Build financial-services infrastructure into the business instead of simply purchasing another outside service.

THE EXPERIENCE IS PERSONAL

Behind every closing is a customer counting on you.

WHAT CONECTA BRINGS

The operating support behind your partnership.

Conecta designs and operates title and settlement strategies, with the administrative support and defined operating roles needed to put them to work.

  • 01. Operating infrastructure: The support around the business, configured to the scope you need.
  • Staffing support
  • Accounting & reporting
  • Vendor management
  • Custom technology and middleware
  • 02. Defined responsibilities: Who performs the work, who oversees it, and where accountability sits.
  • Governance
  • Licensing coordination
  • Compliance administration
  • 03. Connected execution: Turn an operating milestone into a clear next step for everyone involved.
  • A customer update
  • A team action
  • A clearer operating view

DIGITAL-FORWARD, IN PRACTICE

One milestone. Three useful next steps.

A configured workflow can connect title status to customer communication, team follow-through, and management visibility.

Illustrative configured workflow. Systems, permissions, and automation are defined around the business.

Illustrative configured workflow: a title-ready milestone sends a customer message with the next step, creates a team task to review closing details, and updates title status and the next milestone in the business reporting view. (CLOSING MILESTONE: Title ready. Customer update: "Your title is ready. Next: your closing details." Message sent. Team action: Review closing details. Task created. Business view: Title Ready; Next Closing; Report updated.)

Everything doesn’t need to sit in one place.

It needs to sit in the right place.

PLATFORM ECONOMICS

Shared support. Less duplicated overhead.

Centralized support is designed to make an owned capability practical at a wider range of volumes. Allocating services to the work each agency actually receives can improve operating efficiency and earning potential.

Results depend on volume, service scope, pricing, and each agency’s operating performance.

See how the economics work →

BUILDING A CAPABILITY

Start with support you would otherwise need to assemble.

Define the operating scope, establish the roles, and bring the required people, systems, and administration together.

COORDINATING AN ESTABLISHED OPERATION

Connect what is already working.

Align existing teams, providers, markets, and reporting around clearer responsibilities and a more consistent experience.

TWO PARTNERSHIP SCOPES

Start with the capability your business needs.

Title ownership and settlement delivery are separate decisions. The operating design connects them around your business.

  • 01. Title-only capability

An owned title agency, with settlement delivered by independent providers.

  • Title: JP title capability
  • Settlement: Existing or selected third-party providers
  • Economics: Participation in title earnings

Preserve effective closing relationships while building title participation, governance, and visibility.

  • 02. Title & Settlement

An owned title agency, with Conecta’s closing-as-a-service solution.

  • Title: JP title capability
  • Settlement: Conecta · Closing as a Service
  • Economics: Participation in title earnings

Configure settlement execution and communication alongside the title capability, with distinct responsibilities.

For an established operation, the starting point may be coordination rather than creating a new agency.

Compare the roles and responsibilities →

FROM IDEA TO OPERATING CAPABILITY

You don’t have to decide to build it before you understand what it could be.

  • 01. Envision: Define the opportunity and what it could look like.
  • 02. Design: Structure the model around your business.
  • 03. Activate: Bring it to market with the right partners and plan.

HOW IT WORKS

A structure designed around your business.

Define the capability, separate the responsibilities, and connect the customer experience. Then decide how much your business needs to own, operate, and integrate over time.

On this page: Compare scopes; Economics; Digital closing; Customization; Participation & independence.

WHY WE BUILT IT

The value is compelling. The structure is what makes it work.

Everything doesn’t need to sit in one place.

It needs to sit in the right place.

  • Ownership: Own the capability that serves your business.
  • Responsibility: Make accountability explicit.
  • Execution: Put delivery with the right operators.
  • Risk: Align exposure with the ability to manage it.

The answer isn’t avoiding risk. It’s structuring it.

HOW OUR MODEL WORKS

Built around your business, not the other way around.

Two partnership scopes. Clear roles. One consistent customer experience.

Compare operating models: 01 Title-only capability; 02 Title and settlement.

01 Title-only capability

YOUR CUSTOMER’S EXPERIENCE: Owned title capability. Provider-delivered closing.

Milestones: 01 Contract; 02 Title; 03 Closing prep; 04 Closing.

WHAT THIS MEANS FOR YOUR BUSINESS

  • Economics: Participation in title earnings
  • Customer experience: Influence over title touchpoints
  • Technology: Title platform influence
  • Operating influence: Title governance rights

TITLE: Title capability · JP. Owned through your joint partnership.

  • Agency operations
  • Governance & reporting
  • Participation in title earnings

SETTLEMENT: Settlement delivery. Delivered by third-party providers.

  • Provider-led settlement operations
  • Defined title-to-settlement handoffs
  • Coordination within agreed scope

Title ownership expands influence over the title operation; settlement delivery remains with third-party providers.

02 Title and settlement

YOUR CUSTOMER’S EXPERIENCE: One consistent experience through closing.

Milestones: 01 Contract; 02 Title; 03 Closing prep; 04 Closing.

WHAT THIS MEANS FOR YOUR BUSINESS

  • Economics: Title economics
  • Customer experience: Integrated closing experience
  • Technology: Connected technology
  • Operating influence: Defined operating accountability

TITLE: Title capability · JP. Owned through your joint partnership.

  • Agency operations
  • Governance & reporting
  • Participation in title earnings

SETTLEMENT: Settlement · Conecta. Closing as a service (CaaS).

  • Closing preparation & execution
  • Integrated customer communications
  • Provider orchestration & reporting

Conecta coordinates the configured title and settlement scope, with responsibilities defined around the business.

The responsibilities may sit in different places. The experience should feel seamless for your customers.

KEEP THE ECONOMICS CLEAR

Ownership earnings and operating support do different jobs.

  • Title Ownership Participation: Ownership creates participation in the title agency’s actual operating results. Core title services, capital, governance, ownership rights, and distributions belong in the partnership structure.
  • Operating & Admin Support: The service scope defines the admin, technology, staffing support, and vendor coordination Conecta provides. Pricing and responsibilities are established in the relevant agreements.
  • Settlement Delivery: Closing as a service adds settlement execution, communication, technology integrations, and customer-experience support.

The centralized support model is designed to reduce duplicated overhead. The service scope and allocation method determine what each agency receives and pays.

THE ADVANTAGE OF THE PLATFORM

Build the agency. Don’t duplicate every support function.

Conecta’s centralized administrative model brings accounting, technology, compliance administration, staffing support, and vendor management around separate operating agencies.

How centralized support can improve operating economics:

  • 01. Centralize support: Organize selected support functions across the platform instead of recreating the entire administrative layer for every agency.
  • 02. Allocate the actual work: Define services and document how charges are assigned to the agency receiving them, on a reasonable basis tied to the services provided.
  • 03. Evaluate the economics: Model each agency’s revenue, direct costs, support charges, and capital needs to determine whether the opportunity works at its expected volume.
  • A wider range of viable volumes. Less duplicated overhead can make the model worth evaluating for businesses that would not build every function independently.
  • More room for operating earnings. Efficiency can improve earning potential. It does not guarantee a profit, a particular distribution, or lower consumer charges.

The guardrails behind the economics

Each agency remains a separate operating business. Service charges must reflect actual services and bear a reasonable relationship to their market value.

Ownership returns, administrative charges, and settlement-service fees are distinct. Applicable disclosures and consumer choice remain part of the design. The specific structure and allocation method require legal review.

Lower overhead may create room for more competitive pricing where permitted. Consumer affordability depends on actual charges and applicable rate rules; it is an opportunity to evaluate, not a promised result.

TECHNOLOGY WITH A PRACTICAL JOB TO DO

A more flexible closing. A more deliberate control environment.

The digital design should make closing easier for customers while helping teams protect information, verify instructions, and maintain clear responsibility.

  • Digital & hybrid closings: Use electronic documents and signatures where accepted, with an in-person component when the transaction requires it. Select the closing format around the customer and the file.
  • Remote online notarization: Offer a fully remote closing path when the documents, jurisdiction, lender, underwriter, and selected technology support it. Remote availability is confirmed for each eligible transaction.
  • Cybersecurity & wire safeguards: Design access controls, secure document exchange, independent verification of payment instructions, and escalation procedures into the operating workflow. Controls reduce exposure; no system eliminates fraud risk.

DESIGN PRINCIPLE

Convenience for the customer.

Verification at the moments that matter.

CUSTOMIZATION / ROLLOUT

The structure follows the business, not the other way around.

Explore five areas of customization:

01 / 05 Ownership structure: Define how ownership, operations, and governance fit together. (Roles shown conceptually. The structure is defined for each business.)

02 / 05 Operating scope: Configure the title and settlement responsibilities around the capability you need. (Illustrative service scope. Responsibilities are agreed for each partnership.)

03 / 05 Market footprint: Sequence the rollout around your markets and operational readiness. (Illustrative rollout. Not current coverage.)

04 / 05 Customer experience: Shape how your customers experience each step, from contract through closing. (One consistent experience through closing.)

05 / 05 Technology & reporting: One milestone. A customer update, a team action, and a clearer operating view. (Illustrative configured workflow. Systems and automation are defined around your business.)

The sequence is customizable. The rollout discipline is consistent.

HOW THE RELATIONSHIP CAN EVOLVE

Build the capability. Choose how your involvement evolves.

Phases: Plan the capability; Strategic milestones.

  • 01. Envision: Define the opportunity and what it could look like.
  • 02. Design: Structure the model around your business.
  • 03. Activate: Bring it to market with the right partners and plan.
  • 04. Participate: Develop the technology, people, and operating capability inside your business.
  • 05. Integrate: Choose a path to independence by bringing the capability fully in-house when ready.

Participation can deepen over time. Independence is an option, not a requirement.

FAQs & Resources

Explore the model, operating responsibilities, and what it takes to build a title and settlement capability around your business.

Tabs: FAQs; Resources.

FAQs

The model: Scope, fit, and partnership choices

What is a title-only partnership?

A title-only partnership is a licensed title agency jointly owned or participated in by Conecta and a business, subject to applicable law and underwriter approval. It focuses on title search and examination, commitment and policy issuance, reporting, governance, and title-process oversight. Settlement, escrow, and closing services may remain with independent providers.

How does title and settlement differ?

The title capability sits within the JP. Conecta’s closing-as-a-service solution adds a configured settlement delivery scope. Title ownership, operating responsibilities, and settlement delivery are defined separately around the business.

Who is the model built for?

The model is designed for businesses with recurring real-estate transaction activity and a strategic reason to shape the customer experience, economics, operating capability, and technology around closing. That includes homebuilders, mortgage lenders, mortgage servicers, investors, real estate brokerages, and relocation companies.

Operations & integration: Responsibilities, providers, and coordination

What does Conecta provide?

Conecta supports the operating and administrative infrastructure around the title capability, including governance, licensing coordination, compliance administration, accounting, reporting, technology, staffing support, and vendor management. The licensed JP title agency performs the core title functions. Settlement responsibilities depend on the selected operating scope.

What happens to existing closing relationships?

A title-only scope can preserve existing settlement and closing relationships while adding title ownership participation, visibility, and governance involvement. Where settlement delivery is included, provider roles and handoffs are defined within the configured scope.

Readiness & rollout: Evaluation, sequencing, and launch

What does Conecta evaluate before moving forward?

Conecta evaluates strategic, operational, financial, legal, and compliance feasibility. The assessment considers ownership alignment, governance, capitalization, licensing, underwriter support, staffing, providers, technology, existing settlement relationships, and market-specific requirements.

How is the rollout sequenced?

The sequence follows the business’s markets, selected operating scope, and readiness. Licensing, underwriter approval, staffing, technology, and provider coordination shape the workstreams and launch dependencies. The initial plan should establish a realistic sequence before committing to dates.

Ownership & consumer choice: Participation, independence, and choice

Does title participation include settlement earnings?

No. In the title-and-settlement scope presented here, the partner participates in title agency earnings. Conecta delivers settlement through closing as a service; settlement ownership earnings are separate.

Does the partnership have to become independent?

No. Deeper operational participation and eventual independence are options. Any transition depends on readiness, governance, contractual terms, and the operating requirements of the business.

What does ownership participation mean?

Participation is through a bona fide operating business. Ownership distributions arise from the agency’s actual financial performance and ownership interests, not from referrals or the direction of settlement-service business.

Is the customer required to use the affiliated title company?

No. Consumer choice is preserved. The affiliated-business disclosures, licensing, underwriter approvals, and other requirements applicable to the structure must be addressed as part of implementation and ongoing operations.

Digital closing: Remote options and safeguards

Can customers close remotely?

Eligible transactions may use fully digital closings and remote online notarization. Hybrid closings combine electronic signing with an in-person component. Availability depends on the documents, state requirements, recording acceptance, and lender and underwriter requirements.

How do cybersecurity and wire-fraud prevention fit?

The operating design includes access controls, document-sharing procedures, independent verification of payment instructions, and escalation responsibilities. Confirm wiring instructions through a trusted contact using independently established contact information. Specific tools and controls are agreed for the operation; no process eliminates all risk.

Platform economics: Shared support, volume, and costs

How does centralized support affect costs?

Centralizing selected support functions can reduce the need for each agency to duplicate the same overhead. Service scope and a documented allocation method determine each agency’s charges. Compensation must reflect actual services and their reasonable market value, not referral value.

Can the model work at a smaller transaction volume?

Potentially. Centralized support can change the cost structure, but viability still depends on transaction economics, service needs, geography, capital, and staffing. We evaluate those factors before recommending a structure.

Does the model guarantee lower costs for consumers?

No. Operating efficiency may create room for competitive pricing where permitted, but consumer charges depend on the actual service and applicable rates and rules. Lower overhead does not automatically produce a lower closing cost.
